Entering the dramatic lobby with its powerful artwork, and moving through to the lofty barn-style kitchen and dining space, the initial experience of the Cooper Residence is one of impact and scale.
Elsewhere, the house is broken into comfortable spaces and intimate corners; places to discover, explore, interact, or sit and enjoy different aspects of the spectacular outlook.
Built from enduring natural materials and luxuriously furnished in natural tones of flax and earth, the sweeping five-suite Cooper Residence is home to a significant collection of Māori taonga (treasures), historic artefacts, archeological relics and contemporary New Zealand art.
Its spaces range from expansive indoor and outdoor entertaining areas and a grand wine cellar and tasting room, to intimate conversation and contemplation corners, a library, outdoor fireplace and observatory tower deck.
Taking in spectacular 360 degree views of the Bay of Islands from its position atop a headland, the Cooper Residence is an impressive retreat designed to presidential standard.
Each of the five bedroom suites has its own character, including the atmospheric retreat of the suite in the residence’s unique elliptical stone observatory tower.
Envisioned by leading New Zealand architect Pip Cheshire to embody quiet contemporary distinction, the Cooper Residence’s versatile indoor and outdoor spaces can host any gathering, from an intimate evening to a once-in-a-lifetime celebration or event.
The Landing Residences are a group of four premium boutique villas, offering luxury and comfort in unparalleled surroundings. They are located on a secluded 1000-acre peninsula of private beaches, rolling hills, wildlife sanctuaries and historic sites.
The properties can be booked individually or together to suit your accommodation needs, with a number of configurations available. The other three properties are Gabriel Residence, The Boathouse and Vineyard Villa.

As kaitiaki (caretakers) of 1000 acres of Aotearoa New Zealand’s incredible natural coastal landscape, which is home to unique native bird and animal life, as well as sites of cultural significance, The Landing is committed to minimising greenhouse gas emissions.
These natural and cultural taonga (treasures) are put at risk by the potential effects of climate change, such as significant sea level rise, flooding and bushfires and severe weather events. For this reason, as well as duty to the overall wellbeing of the planet, The Landing has embarked on a programme with Toitū Envirocare to reduce overall greenhouse gas emissions over time.
In 2021, The Landing was certified Toitū carbonzero, meaning they emit net zero greenhouse gas emissions.
This has been done through growing their own carbon sink – over 35 hectares of regenerated native forest and wetlands, which currently absorbs more than three times as much carbon as their businesses emit in their operation.

Touchstone Experiences - Kiwi Night Walk
Lushly green and ringing with birdsong during the day, by night the New Zealand native forest is magically still and dark.
The Landing’s guide will take you on a torch-lit journey into the darkness to discover New Zealand’s shy iconic native bird, the kiwi.
This native bird species lives in abundance at The Landing. See burrows where they hide during the day and hear their calls to each other through the night air. Experience face-to-fuzzy-face interaction with them as they roam the forest searching for food in their favourite spots.

The Landing is located at the southwestern tip of the Purerua Peninsula in the Bay of Islands.

Domestic airport: Kerikeri Airport (flight time: Auckland to Kerikeri is 50 minutes)
The Landing is a 55 minute helicopter flight from Auckland to The Landing Helipad. (No fly zone over property; no limits to flights landing).
By Road:
