Welcome to Te Toka Private Villa
Named Te Toka (Māori for ‘The Rock’), this stunning property is as solid and enduring as the rocky land it rests on. But beyond its rugged foundation, this villa offers a luxurious and serene retreat, where panoramic views, chic design and refined comforts create an experience as beautiful and timeless as the landscape itself.
It’s no secret that Queenstown is one of the world’s top tourist destinations. People are drawn here for the unique combination of natural beauty, adventure and luxury.
Thrill-seekers may hit the slopes to ski or snowboard; others can stretch their limits on the end of a bungee cord or by skydiving out of a plane. There are some who prefer the more refined enjoyment of a robust red at one of the world’s best vineyards or a gentle soak in a lakeside onsen while marvelling at the beauty of the towering surrounds.
What is universal, however, is that international visitors and Kiwis alike rate mountainous, majestic Queenstown as one of the most beautiful places on earth.
Set within the exclusive Jack’s Point Preserve, this 820sqm home on a 12.1-acre property offers ultimate privacy and unparalleled luxury, just 15 minutes from Queenstown Airport and 25 minutes from the city. Panoramic views and chic interiors greet travellers as soon as they enter the expansive, state-of-the-art home-away-from-home.
Not only is this home breathtakingly beautiful, it is also an exemplar of innovative solutions in sustainability and craftsmanship, with its sheer size demanding uncommon expertise. Every feature is at scale, perfectly proportioned despite the large footprint.
Te Toka has everything guests could wish for; it’s big enough to host large families or groups but cosy enough to snuggle up fireside. It has four sumptuous suites, all ensuite with super-king beds and private seating areas, and a separate one-bedroomed self contained unit, perfect for accompanying personnel or companions seeking additional privacy.
Designed to blend seamlessly into the natural landscape, Te Toka boasts schist and stonework throughout the villa. Expansive living areas, floor-to-ceiling windows, a private gym, pool table, wraparound terrace, spa pool and meditation garden all add up to a second-to-none stay.
If you like to pair sleek, modern design with your escapes into nature, look no further. The social spaces are open-plan and roomy; the private rooms are luxuriously appointed and inviting. Hunker down in the evening in triple-glazed comfort with a glass of wine and a meal prepared in the beautifully equipped kitchen, enjoying the company of family and friends or just delighting in the intimacy of a small group.
Incredibly private, with some of the most expansive views in Queenstown...

Te Toka was built to endure the elements and thrive for generations. Timber screening contributes to its low-maintenance longevity, while locally sourced schist forms the house’s exterior and surrounding accessways. With energy efficiency as a core focus, Te Toka boasts a large solar array and water tanks, making the property ‘off-grid’ for much of the time. In the event of an emergency, there is a back-up diesel generator ensuring this wonderful property can remain self-sufficient for extended periods. The stored solar energy also runs a state of the art air filter and exchange system, meaning constant fresh air, without dust or allergens. This blend of natural materials and innovative design makes it a future-proof sanctuary in the heart of Jack’s Point.
More than just durable, the timber used on Te Toka is a locally made, carbon-negative product using New Zealand-grown Forest Stewardship Council® (FSC®) Certified wood, helping to offset the environmental impact of other elements like the triple-glazed windows imported from Germany.
Te Toka’s thermal efficiency is equally impressive, featuring insulated concrete form walls and Vulcan screens that can be adjusted to manage sunlight and heat. Sliding doors open wide to showcase uninterrupted lake and mountain views, while crisp interiors allow nature to take centre stage. For a large home (820sqm), Te Toka has the energy use equivalent to a much smaller home of around 200sqm. Recognised for its outstanding design, Te Toka has received accolades like the Master Builders Southern Supreme Award and the 2021 House of the Year Award, standing as a testament to its sustainability, resilience and timeless appeal.
